Pinetop Cottages at Fred’s Lake is committed to providing a clean, comfortable, and memorable retreat for every guest. The following rental policies have been established to protect both our guests and our property — thank you for taking a moment to review them.
We are a NON-SMOKING facility.
Fred's Lake:
There is NO Lifeguard on Duty. There is NO Swimming Allowed. Hours at the Lake are: 5:00 am till 8:00 PM. NO ONE IS ALLOWED ON THE LAKE AFTER DARK.
Fishing Regulations:
We do NOT charge for fishing. We are now a CATCH & RELEASE LAKE. We have had to go to this due to our customers fishing out the lake. As a courtesy to our customers we have stocked the lake in the springtime and do not charge for fishing but we have had to change our policies due to a few inconsiderate customers. There are several fish in Fred's Lake. There are Channel Catfish, Blue Gill and Bass here in Fred's Lake. Since we are a private lake we do not require a fishing license.
Maximum Occupancy:
No more that two (2) persons allowed in the LakeFront and Cozy Cottage and no more than six (6) persons allowed in the LakeView Cottage including children. Extra person(s) are only allowed if approved by the property owners prior to your stay and will be at an additional cost of $15.00 per night per person. If more than the maximum number is found to be occupying the rental property, then at the sole discretion of the owners, this Agreement may be immediately terminated and any monies paid to Owners by Guest forfeited, or the rent increased proportionately, and that proportional increase shall be applied to the entire rental period. The only person(s) allowed on Fred's Lake are the names that appear on the signed “Rental Agreement” or approved ahead of the time by property owners, all others will be in violation of this Agreement and will be considered as “Trespassing on Private Property” No more than two (2) vehicles per cottage are permitted on the property overnight.
Reservations, Cancellations and Refunds:
50% Down Payment is due at the time of making your reservation to hold and confirm the reservation and the balance will be due on/before 2 weeks prior to your Check-in date. Cancellation and Refunds: Should it be necessary for you to cancel your reservation a 14 (fourteen) day notice is required for a full 100% return of your deposit.
Pets:
Here at Pinetop Cottages we are PET FRIENDLY but there is a $50.00 non-refundable pet fee and we do allow up to 2 dogs for the LakeFront and the LakeView Cottages. We only allow 1 small dog (under 20 lbs.) for the Cozy Cottage.
Liability and Damages:
The Guest(s) shall indemnify and hold Owner free and harmless from any and all liability, claims, loss, damage or expenses arising by reason of any injury, death, or property damage sustained by any person including Guest(s) where such injury, death or property damage is caused by a negligent or intentional act, or failure to act, of Guest. Owners or Owner's agent may enter the premises immediately, in the event of an emergency, to perform necessary repairs to maintenance.
